Joel explained clearly what we could expect, and—before asking us to sign an agreement, provided a projected timeline and written estimate of the bottom-line net sales proceeds under various scenarios that took account of commissions, closing costs, and the cost of various proposed pre-sale upgrades. These early estimates ended up being surprisingly accurate, a reflection of just how well Joel and his group understand marketing in general and our housing market in particular.
